PROJECT SUMMARY: Bathroom Remodel

Overview:
Our clients purchased their home recently knowing that the main bathroom would require an upgrade. The space suffered from a combination of dated materials, an odd design and some poorly completed (and unsafe) previous renovations.
The couple produced their own design and drawings and worked closely with both Bordertown's Project Manager and some of the individual trades. We started the project by removing the existing vanity, fixtures, lighting, tub, surround and hundreds of kilograms of black marble tile. Local tradesmen were then brought in to make-safe and rough in the new plumbing and electrical systems. Floors were leveled and fitted with a custom heating system complete with programable touch-screen thermostat.
Walls were furred-out to account for the dimensions of the new soaker tub and custom tile work was completed over a full Kerdi waterproofing system then fitted with modern hydrostatic Grohe fixtures. The stunning custom vanity and matching medicine cabinet were built and installed to the clients' specifications by a local master carpenter (yes, that's a painted finish!) and topped with beautiful white quartz, a designer-series Kohler sink and Grohe faucet. The shower glass and mirror were custom items as well and were designed to showcase other features of the room without competing with them.

The original kitchen was a typical 80's style horseshoe layout. It "featured" dated laminate counter tops, a wall that cut the space off from the rest of the room and a 4'x4' fluorescent ceiling light box. The homeowners selected custom cabinetry and beautiful quartz counter tops from local suppliers and made all their own design decisions. Bordertown demolished the orphan wall and altered the plumbing and electrical systems in preparation for cabinet and counter installation. Additional customizations included layered high-efficiency lighting (ceiling, pendant and under-cabinet,) fitting recycled flooring, ceiling texture matching and much more.

Overview:
Shortly after we completed a new bathroom installation for our Tsawwassen client, they contacted us to take over a main bathroom restoration on an insurance claim. When Bordertown was brought in, the insurer's contractor had started minor demolition. We started by completing the removal of existing fixtures including a massive water-damaged vanity and fiberglass combination tub/shower unit. Floors were flattened and covered with warm grey porcelain. A multi-layer waterproofing system was applied to shower and tub surround walls which were then covered with a clean, modern offset subway tile. The shower system included a custom base and drain system engineered and modified to fit a quality off-the-shelf glass enclosure. All the walls and ceilings were skimmed to flat and covered with multiple coats of high-humidity resistant paint. This full renovation also featured a gorgeous white-on-white furniture style solid wood vanity, matching custom framed mirror, high efficiency lighting, extensive pine molding and other quality finishes.

Overview:
The existing bathroom was tired and included an older style jetted bath tub that the homeowners wanted replaced with a large walk-in shower. The entire space was gutted then re-plumbed and prepped for the custom shower, wall mounted faucets, updated lighting and gorgeous new floating vanity. Floors were leveled and covered with Ditra heat membrane which doubles as a "decoupling" substrate to help prevent tile and grout cracking. The shower installation included a custom base, two shelf nooks, a small bench/seat, high end shower fixtures and a new roller-style glass door. Floor and shower area tile was a marble patterned porcelain and the entire vanity wall was done in a beautiful complimentary natural stone. The renovation was topped off with a custom quartz counter top, new high efficiency toilet, custom laundry chute (doubling as a seat,) humidity resistant paint and painted pine molding. This project included a window replacement (larger than the original) and the re-sealing of an existing skylight.

Approximately two thirds of the house was completely renovated during the project with the other areas receiving flooring, molding and other upgrades. Significant renovations included:

Overview:

- Exterior - Window/trim replacement, complete rear yard landscaping, paint, custom cedar built-in planters, irrigation system upgrade
- Layout/Structural - Removed load-bearing walls between kitchen, dining and adjacent living areas, installed new engineered beams (within framing to maintain flat ceiling), underpinned sagging foundation
- Kitchen - Doubled the cabinetry, added a 4'x8' island, appliance upgrades, new lighting, backsplash and quartz counter tops
- Master Suite - converted unused space into a large bathroom and walk-in with built-in closets
- Bathrooms - updated additional on-suite and main bathrooms
- Suite - converted 600 square foot unfinished area into a rec room with wet bar, bathroom and additional bedroom
- Flooring - leveled all floors and installed approximately 1,200 square feet of hardwood, 500 square feet of tile and 1,000 square feet of carpet
- Other Finishing - Two gas fireplace conversions, molding and lighting updated throughout, fresh paint, plumbing and electrical upgrades

This walk-out basement area was already in good condition but suffered from a previous "not too well thought out" renovation. We removed the existing corner fireplace and angled wall and framed-out a new wall across the back of the room with built-in cabinets and hidden runs for A/V cables. Walls were patched and painted, new carpet and molding installed and existing trim and lighting repaired/updated. We installed a marble tile fireplace surround and built custom hardwood mantle. This project also included the updating of a bathroom, bedroom, laundry room and gym conversion on the same floor.

The client's large Tsawwassen property already featured a custom pool and lots of entertaining areas but large mature trees left most of these areas shaded in the afternoon and evening. They were looking for a way to take advantage of one area of the yard that gets more sun than the rest but was suffering from damaged concrete and was home to an old, unused storage shed. Bordertown removed the existing structure and worked with the homeowner to design a new raised wood deck. The finished project included the relocation of irrigation plumbing as well as minor repair and painting of the adjacent stucco wall. We also built a little seating bench with storage for pool supplies.
